Planning Applications + Developed Design
With a clear concept in place, we take your project forward into the planning stage. We prepare and manage the planning application on your behalf, coordinating all necessary information to give the proposal the best chance of approval.
At the same time, we begin developing the design in more detail — refining layouts, exploring interior design ideas, considering materials and finishes, and looking at how the home connects with the garden or wider landscape. We also review budgets and construction options to keep the project realistic and achievable.
This stage ensures the design is coordinated, inspiring and practical, giving you confidence before moving into the detailed design and construction phases. We liaise directly with Local Planning Authorities through the determination process to give you the best possible chance of success.

Technical Design, Tender + Building Regulations
With planning approvals and other consents in place, we develop the design into detailed information suitable for building regulations approval, pricing and construction. At this stage, we refine layouts, materials and specifications to ensure the design can be delivered to a high standard.
We prepare the drawings and documents required for Building Regulations and coordinate with consultants such as structural and services engineers. We can also manage the tender process, inviting trusted contractors to price the works and advising on suitable appointments.
This stage provides you with clear, coordinated information, cost certainty and the confidence that your project is ready to move smoothly into construction.

Construction, Contract Administration + Technical Coordination
Once construction begins, we stay closely involved to help ensure your project is delivered as designed. Acting as contract administrator, we oversee progress on site, monitor quality, and manage costs and timelines on your behalf.
We coordinate between the builder, consultants and suppliers, dealing with technical queries and resolving issues as they arise. Regular site visits, progress reports and clear communication keep you informed and give you peace of mind throughout the build.
Our role is to protect your interests, maintain design quality and ensure that the finished home meets the highest standards.
